I am looking to expand my network of cash buyers here in the area, I move about 20 - 30 off market properties per month, flips, and buy and holds, on all sides of town. Also a local contractor and construction company owner specializing in rehabs, and am not afraid to help my buyers out with some of my contacts I have acquired in the construction field.

I have a very reliable painter. Excellent work and fair prices. He is a small subcontractor that has did a lot of my painting in the past.

On a serious note @Thomas Isaac Gleason, are you using a big foundation company or a smaller sub contractor crew? Finding a way to get to the sub is key, but even then sometimes their prices are higher because they know you are an investor. If you need any help with information or contacts give me a shout! Im a local contractor that has been doing rehabs in San Antonio for many years now. I would be more then happy to help you out with some tips or with some of my contacts in the construction field.

I agree with @Rick Pozos. I am a local contractor and for a basic bath, those numbers sound correct. As he mentioned, rentals are going to be a lot less rehab then a flip. Feel free to reach out for any questions or help regarding rehabs as I have done complete rehabs to 1900 year builds in the historic districts. Those are the funnest! :)

@Kristina Modares I just sold a duplex in denver heights for $45,000 that needed $20,000 in work. Rents were $500 a side going off of MLS numbers ( I think they will get more after freshly rehabbed ). This neighborhood is growing and I have houses in this area and your price range a few times a month. When is the next time you will be in San Antonio to look at properties?
