ok so this sounds bad but I have an auction to go to tomorrow and our offer was put in yesterday and I just put in our best and final today.  I would love to get the house but I have missing out on so many deals and this auction as  a lot of potential.  Don't really know what to do, I thought by offering cash and no contingencies they might accept quicker.

I am planning on buying and flipping and was curious if you could help me through the direct mailer process. 

My partner and I are having a hard time finding a property in Missouri. We ate searching the MLS, searching the auctions, looking at Hubzu, but haven't had any luck yet. Any suggestions.

I am not sure if I am posting this in the correct place, but I did search and couldn't find what I was looking for. I am hoping to find a wholesaler that would be willing to work with me I am currently looking for single family homes to flip in St. Charles county Missouri. I have been trying to get one off the MLS but every time I find one they get snatched up immediately. I have considered buying at auction at courthouse or on auction.com but I am a little nervous about getting a property that is occuied. Thanks for any help.
