Hi Edita,

We own and manage over 248 doors in Lubbock. We use Appfolio which has reporting and collections all built in. It reports to Experian (or some other credit agency... I can't remember the name) every month when tenants pay or don't pay. It also reports when they are late as well as anything they owe us in damages after they move out, regardless of how they moved out (like normal, skip, eviction, etc.)

Another option is Tenant Tracker, which, I believe is actually based here in Lubbock. We used that before Appfolio. They do tenant screening, but they also do credit reporting.

I don't think there would be any problem with you billing the tenant for all damages beyond the security deposit. Unfortunately I do not know if you can make any of those products report to credit agency after the fact.

My business partner has uses Westmark for a few years and speaks well of them. I've heard good things about Minnix as well.

Jay over at SPS Electric is really good.

We also use Sam Faulker for electric.

You can get HVAC and plumbing stuff at Johnstone.

You've cited the rule and it is real. I don't know the penalty for violating it. It sounds like, based on what @Alfonso Aceves said, that you could lose a lease. So maybe it is worth risking?

A guy in Lubbock protested this rule a few years back by painting his house purple:

The apartment we bought last month has a pretty bad foundation problem in one spot. We knew about it and budgeted to fix it. Hopefully we'll get a crew out to fix it next month.

We also have a SFH that has a foundation problem. We're going to fix it sometime this spring.

If you're interested and can break away during a lunch or something, I can show you what those look like.

We use Steve Stone. He is a great guy, but I don't know how he is priced compared to others.

What kinds of properties are you looking for in Lubbock? We've got some rental properties that we may be willing to part with this spring.
