I didn't know that a Roof could be Underground! :P

(w/ J's Roofing - Richardson, TX) Anyway! ... Yi, how are "we" supposed to know the answer to this!? If you live in an HOA, only the residents of that hoa area/subdivision/neighborhood know the rules and/or what is or is not included with an HOA maintenance agreement. (all are different, even in the same city!)

So you'll have to chech with them or your written agreement first.  FYI, most hoa's don't' cover the roof! :(  Some do, but again... you'll have to check the paperwork!  "We" (the BP community) won't know this answer!

Henry, I don't usually read through a lengthy story but, glad I did! lol

Guess the past pics are too old and they don't show but, thanks for posting progress of it all. Most of us don't think to "diversify" in other fields or arenas, much less in a foreign country!  Belize is known for it's Banking and Offshore capabilities but, like most places that are "$ havens" the regular population is usually very poor. (not bad people or culture, the wealth just isn't shared is all)

Looking forward to the continued progression!

Carlos, Hmmmm... seems you had a Fire eh!?

Yes... it's always SOOoooooo much fun dealing with insurance claims! lol  But, PA's (public adjusters) have their uses. (and they make their money this way too!) But, once you learn enough (like myself in Roofing) you rarely need the PA's.  At times it still helps but ... only if you know that paying them is worth it.

Thanks for sharing some tips! :)

Brad posted a good picture of an "A" example.  The other picture is, a small ranch house with a gable style roof. Someone is mixing up, "A frame" and "gable" I think.  Most would say  "... 1800s/f house with a gable roof."  Good luck!

(from a Roofer. w/ J's Roofing - Richardson, TX)  Viral, Yes ... "normally" since it's a larger PAID claim, it shows up on the Clue Reports, even if you switch ins companies. (it's tied to that property, not your name) Usually most ins companies will NOT insure a property if it still has an open file or claim that doesn't show as "completed."  And your current ins co may not renew your policy as well if the work doesn't get done.  So in answer to your Q, yes ... it normally will show up, in your current and future ins co's reports, still as an open claim, until you get the work done and submit Invoice(s) showing so.

When a big claim, like replacing the roof or foundation damage happens, so much of how much you get from the ins co depends on how you have the policy structured!  If you wanted to save money on the monthly premiums, and set it up with a high Deductable, and not full replacement value when things like this happen, then ... now you see the result of that...  you have to pay most of it out of your own pocket!

10yr old roof is not really old, so I doubt any "small $ amount" is due to that.  They may be "holding back" more $, called Depreciation, because of the 10+ year age.  But when you get the work done, you'll NORMALLY get the Depreciation amount back to you... in a normal policy.  Again, it all depends on how it's set up.

Kieran, if you don't own it "at the time of incident" (storm etc), then of course your ins won't cover it!  just like, if you buy it, any claims or events that happened "prior" to then, is PAST. (and not covered)

As Patricia alluded to above, you'll have to get the seller to DO the claim or re-roof. Or work that cost into the deal, etc etc..

Poonam, You have to realize... things happen!  And, there is NO longevity warranty or statement anywhere about shingles.  The older ones did get called "20yr, 30yr, etc)... and the newer ones you'll see "limited lifetime warranty" on the wrappers.  Think about it, do you really think they are warrantied or expected to last a lifetime!?  ALL that/those mentioned, is "warranty against defects, from the manufacturer."  Not longevity or such.

Now tis true, GOOD shingles can last 20yrs or so.  But they also last only 13yrs, or 25yrs!  Something you said though, it was already missing a few shingle taBs, right!?  Did you get those fixed!?  (many 3 tab shingles do loose adhesion over time, so will flip up/over or tear off at times) If you didn't fix them, that MAY be the source of the leak.  IF the materials are worth saving, you should be able to find a reputable roofer (wherever your at) to do a repair, and won't try to be slick to talk you into a full roof replacement.

In the end, YOU chose to not have an inspection.  So this really is your responsibility.  But it's pretty simple, just get the roof repaired! :)
