As somebody who took almost 2 years to finally grow the courage to take the next step. All I can say, is have a good team backing you and keeping your spirits up. 

Nothing is going to prepare you for your first deal, but with the right drive, team, and inspiration to do something better you'll get your foot in the door. 

Now of course, make sure the numbers work and make sure you have buyers and that your house fits closely within their criteria. I'd also get in contact with other investors in your area that also just starting out. That way you have a totally fresh set of ears to really listen to every good/bad thing that happens in your deals.

The property manager called the state Board of manufactured homes. They're all about licensing in this place. The state is insisting that I am a falsified real estate agent with no license. I work with many people in the state of Nevada who do this same thing without a license. I'm trying to find the law that states this but am having trouble locating it

I currently put a manufactured home under contract where the land is not owned and I'm being threatened to be sued by the state because they're claiming I'm acting as a real estate agent. My contract is legal and states that I can fully assign and market the property. 

Now, they are threatening to sue me because I handed out a contract. Any advise on this matter?

@kevinschulte I know how to do a general walk through of a house. I can most definitely talk with the park owners. And I worked with general contractors for a while. So I have some people I can call for to get pricing quotes. Looking at comps in the area this can be very profitable. Asking price was dropped to $38,000 and comparable in the area are going for 80,000 to 100,000. From pictures (which isn't much) the house looks good from the outside. Minor cosmetic work. Owner informed me that the yard isn't in the best shape (yellow grass), crown molding needs to be put up, and interior painting needs to be done. He already has all materials and they come with the house.

I'm currently looking at a property to wholesale that's a manufactured home. The numbers look good due to the owner being very motivated and very flexible with his asking price. Craigslist post price is high end for this property but after a 10 minute phone call, he dropped the price by 10,000 dollars and wants out quick. 

As this being my first potential deal I am nervous and wondering how dealing with the park will go? Is there anything I need to know about manufactured homes?

I am a wholesaler in Nevada looking to connect with other investors that know my market. 

Even with all the research and knowledge build up that I've accrued over the past year I am lacking the real life experience and is why I'm looking to pick an investors brain and truly prepare for my first deal.

If you have any experience in marketing and advertising then wholesaling will be a great way to start.

Also, look up any REI clubs in your area. Great way to pick the brains of LOCAL investors that will know your market.

I completely understand, I might want to update my post. I am focused on wholesaling SFH. I've put all my researching into that field of real estate.
