@Troy sheets & Lucas pfaf, I have a very similar duplex deal but it is here in Philadelhia. This would be my first property and i want to know if it is a good deal and a good way to get into real estate. It was listed in July for 180k they have since come down to 165k, i was offered 155k. Apparently the owner died, so i assume they're motivated to sell? Should i have come in at an even lower price? The building is 1480sq ft.

2car garage
rents for 775/month each unit
taxes $2,345.00
Mortgage insurance $100.00
property insurance $100.00

Hi Bp members I am totally new to Wholesaling. I heard about it after attending a Philadelphia Investors networking group. I originally went to get more information on real estate as a whole, because i had planned on getting a duplex. Now i'm thinking wholesaling may be a better vehicle to raise money for my duplex or just get into wholesaling.

My question is Where Do I Start. I've done a lot of reading on the net and read books but have yet to find a step by step tutorial on what to do first......
