Whatever you do keep a close eye on the place. College kids can destroy a place pretty quickly.

Placer county is a great place in many ways but you have to hunt for real estate deals.  Lots of investors with cash around these parts.

Have you visited the property to see if it's an area you want to live in?  Do you have a job?  Sorry to ask such silly questions but it seems all your focus is on a make believe spreadsheet and not real life. Having said that, I like Vegas and think there is good appreciation coming to the area.

WOW!  That's insane. That balances out the no state income tax in a big way! Yikes.

I love Millionaire Next Door.  It's great for setting the mindset that most of us should have in life regarding saving/spending.

I also really liked the Only Investment Guide You'll Ever Need (Andrew Tobias). It's about stocks not real estate but tons of practical financial information.

I know I am in the minority but I don't love Rich Dad Poor Dad. Have read it twice trying to "get it" but I don't get it.

@ron yes Utah is crazy right now. We are selling a rental and got 4 or 5 good offers in a few days and I think or thought asking price was not low. Although maybe should have been higher. Might sell another if I can find a better place to move the money.
