Learn the basic probate real estate rules so you know the lingo and connect with a few good probate lawyers so you have good people to refer the clients to if they don't have an attorney or have a bad attorney.

Am looking to invest some money in single family homes.  Currently have properties in CA, NV, Utah and TN.  Want to add a new state or two for diversification purposes.  Will hire a property manager there to manage.  What city/state, and even exact neighborhood, do you like and why?

My experience has mostly been in nice single family homes. I suppose they would be called "B" properties on here. Not the most expensive in town but not the slums either. Will probably stick with that as we have had good luck.

I like states like NV and TN where there is no state income tax return to file.

I like NV for being more landlord friendly than Cali.

Can do cash purchases with quick close or can do a mortgage. Either way.

Just want to diversify our holdings.

Let me know your thoughts.

Thank you. That's good info. I am probably looking at an SFR in the $250k-300k range. Hopefully a B+ neighborhood of Summerlin or Green Valley perhaps!? Paying cash so hoping that gets me some leverage.

What kind of neighborhood you get for a $75k house? Is it decent?  Nice return. Maybe buy multi-unit!?

Two years ago some people here were suggesting it was time to sell. Now must be really time to sell then as it's gone up another 20% since then!?
