@jody sperling I've seen other people post about propstream in the prior months and years so it's not necessarily the wrong forum it ;just might not be as good of a source for the information but I've seen people post about it before.  I will definitely check out the other website that you mentioned and I appreciate the information and good luck to you as well

 I'm trying to see if there's any other resources for buying vacant land outside of using propstream. I'm trying to be able to search specifically by County to obtain owner's name, address, the acreage, how long they've owned it, if the owner necessarily lives in state or out of state, excetera.

Personally I don't have any friends or family that I would feel comfortable enough asking to lend me that kind of money because most of my friends and family don't manage their money all that well so I'm probably the best out of any of them that have money that has been managed relatively well.

I could understand your two different scenarios cuz again this is a situation where I just don't have the funds for the initial down payment. I have the funds in terms of the actual cost of rehabbing.

How exactly does it work in terms of buying a property with another investor? For example in the last two weeks I've seen two properties on the MlS that I thought would make pretty good flips and required a little bit of repairs; maybe anywhere from 10 to 20 thousand in repairs.

So if I come across a property that I possibly want to flip but I just don't have the cash to make an offer and I'm looking for a investor, how exactly does that work? Is it better to go with other investor/private lender or the hard money route?

After the house has been fixed and you put it on the market you split the profits? Is it the investor takes a certain percentage based on how much they put into it and then I take a certain percentage based on how much I pay for the repairs?

I am located in CT.

Where to find a meetups in my area? Are there any in the Hartford area?

Interested in hearing from the people that have experience with lending funds (their own personal money) to other for real estate investing; whether it's for repairs on a property, initial capital to fund a purchase, etc.

I am not particularly sure that i want to be a landlord and deal with tenants constantly. (Haven't ruled it out).

How do you go about finding people to lend to, make sure that the money is being used for what it is intended, length of time that they have to pay you pay, how much interest to charge, that you don't get ripped off or scammed, etc.

@Natasha Dillon Hello i would be interested in potentially investing in Texas. I am currently waiting to hear back about a job that i applied for in Dallas so i could be moving from CT to TX.

@Ryan Deasy Just curious what's the real estate investing market like out there in Texas? I know there are different markets/area (Dallas, Houston, San Antonio, Austin, etc) that are all quite different from each other.

Live in CT, but applied to job in Dallas and at this point i am just waiting to hear back if i got the job.

@Jaysen Medhurst I literally only started looking into real estate investment a few months ago. The three year thing only pertains to jobs.

@Jaysen Medhurst The only thing that is stopping me from diving in head first currently is my working situation as i've been trying to look for career opportunities outside of the state. Been trying to leave for the better part of 3 years now.
