I would schedule interviews with any that you are interested in. All the companies offer you the same basics, you need to decide where you feel most comfortable.

That's a tough question, it depends on so much. How dilapidated is it? Are there structural problems? Does it need a full re-wire on electrical? How old is it? Foundation issues? Cosmetic issues? What do other apartment buildings look like around it? I would suggest reading J Scott's book on how to estimate rehab costs. Josh

There are multiple strategies one could use here as you described. Depends on what you want to do personally. Does your current job situation allow you to save up enough in 10 months for a down payment on a home for your family? If not, maybe flipping would be a good way to get the capital you need for that. If you can raise the funds for the down payment, then maybe a bit and hold situation would be a better long term plan. However, make sure you want to be a landlord or are willing to pay for a PM. What would this property cash flow per month? Run the numbers in multiple scenarios to see. Good luck! Dividing the lot is potentially a lot of work and money and not sure how easy that is to do I. Your county, but I'm not the expert.

I would say Zillow is not a very reliable source of information. Also, explain what makes this a "deal'? I wouldn't count on appreciation to make my money in 2-3 years with a tenant buyer. (Which sounds like your plan, please correct me if I'm wrong) The selling price is already at the high end of the comps and there's still $10k+ in repairs that need to be done.
