Post: Just Bought First House...Liability, Umbrella Policy, LLC?

I closed on a SFH last week. It's a small new construction. The liability on my H/O's policy is almost 4X the price of the house. Is this sufficient for general liability purposes (someone slipping and falling, etc.)? For additional protection, I've thought about an LLC or an umbrella policy to get the coverage in the $1 million+ range. I'd appreciate any advice. I'm particulary interested in advice backed by hard data (i.e., actuarial stuff about actual risks and typical claims). Thanks, John

I've been here a couple of months and posted a few things, but haven't gotten around to introducing myself. So without further ado...

I live in the Birmingham, AL, area and am interested in wholesaling. I'm also in the process of buying a turnkey SFH to rent in the Houston area. While I'd like to buy more properties in the future, I plan to focus on wholesaling for now.

I've been learning about wholesaling (mostly) and lease options (a little) for the past few months. However, I haven't taken any real action yet. One reason is that I'll be leaving the country for 2-3 weeks in September. I know it's possible to do deals virtually -- even overseas. However, my internet access may be limited and I'd rather get comfortable doing deals at home first.

I'd like to get started before September by doing some free/very cheap marketing like Craigslist, websites, etc. I'm hesitant to spend money on direct mail until I return, though. I'd hate to lose leads I paid for because I can't return phone calls.

If anyone has any good advice on my local market (buyers, sellers, title companies, etc.), I'd love to hear it. I hope to learn here and eventually contribute as well.

For the record, Chico has a few courses and they're all much less than $900. Maybe he's reduced his prices or maybe that figure was never accurate. That's not a recommendation (or a non-recommendation) of his stuff, BTW; just a clarification. If there's a decent step-by-step guide for $100 (as opposed to $900), perhaps it's a decent investment for some.

Also I'm not sure about the "he said-she said" claim that Cris doesn't actively do RE any more. I'm on his email list, though I haven't bought his materials. He recently sent a sanitized bank statement with what appear to be wholesaling transactions (they definitely weren't $97 ebook sales). Could it be a fake, Photoshopped document? That's possible. However, that's just conjecture, just like claims that a friend-of-a-friend knows him and says he lives off internet marketing alone.

I like his work. I've read most of his free material and have his Turning Inflation into Wealth DVD course. I'd actually wouldn't mind selling the course. At this point, I'm quite familiar with his material and I'm focusing on wholesaling. I'm not sure if you're allowed to sell courses in the Marketplace here, though?

They go beyond the typical Infinite Banking (IB) crowd and introduce things like blending. (This combines both permanent life insurance and term insurance in one policy. This can add to the cash value when done correctly.) They're not sold out to any one concept, company or even type of policy (whole life vs. EUIL, though they lean towards whole life). Unlike most other agents, they don't try to force you into a one-policy-fits-all approach.
