@Chad Mayo I have experience with 203k loans. The most important advice I can give you is to use someone who has experience with the process. Dealing with an inexperienced company can cost you a lot of money and heartache.

It’s been quite a few years since I’ve used a 203k loan. See if you can find someone by the name of Chris Draper in Louisiana. He’s the most knowledgeable guy on 203ks and gave me great advice over the years. He may or may not still be involved with 203k but can definitely get you on the right track.

Calvin Lipscomb the property was re-appraised 2 years later at 200k and I was able to pull cash out. This was not a personal residence so a HELOC was not an option.

Matt, you had a lot of misinformation going on as well as uncertainty regarding whether home elevation would be required. This had homeowners on stand-by and some investors deciding on whether they would buy or not. The investors that decided to buy--myself included--were faced with inflation all across the board. This included contractor costs, materials, flood insurance and etc..

Hello @Brandon Turner, if she will be looking for a property that was not affected as a result of the flood, the prices will increase. If she will be open to buying a flooded property and then renovating it, she will have an opportunity to get a good deal. In August 2016, we experienced an episode of flooding here in Baton Rouge and it was a quite an experience.

@Roy Gutierrez, consider hiring another pest control company that will guarantee their work--this will involve you following their instructions--as they may have to treat multiple times. In the past, I've found that you'd be much better off hiring a professional company asap. The time and effort you put into researching and trying to fix will just mount up to more frustration.
