Hi Jose, there are multiple methods I like to use. But my favorite method is one my partners built. They hired a trianer who trains VAs to cold call homeowners. Once the VA gets a lead they send it right to us for follow up. This has been a great source of lead generation for us.

Criteria can include location, population growth, job diversity, amenities, desirability of bedrooms and bathrooms, size, and comparable rents in the neighborhood. Easily over $302,000 for simple cosmetic work and $315,000 for upgrading the bathrooms and kitchen. These numbers are conservative and will likely turn out better due to lower remodel costs and higher demand. @Joshua Janus Forgot to mention this is still a work in progress.

Thanks for the input Greg Scott
and Bill Brandt. My immediate thought was the traffic and noise level may deter some tenants.
