@Pedro Yang Those areas you and Ronaldo Marion just described are the rougher parts of Arlington. Between i30, i20, Fielder Rd, and 360. With the exception of Pantejo and Dalworthington Gardens, these are nicer parts of town. I can give you a better break down on a map. I peronally determine if a market is desireable by looking at the city and neighborhood itself. I look for job diversity, blue and white collar; popultation growth; business growth; school ratings; and pride in ownership!

 Hi @Selina Gruden, like mentioned above licenses are not required for all trades. Most of my contractors are not licensed. But be sure you also work and handle those relationships accordingly.

I personally love living in Arlington. I have found it to be a fantastic location because it is centrally located in the DFW area. It is beneficial to be centrally located in the DFW. It is also home to the entertainment district where the Rangers and Cowboys play making it a hot spot for tourist. We also have Six flags and various shopping centers. I will be happy to give you a deeper breakdown of Arlington if you still wanted to invest here. What strategy are you looking to use out here? @Isaias Velasquez

@Jacob Flores The average cost will depend on what area specifically but will be no less than 300k for small multi-family on the MLS. All other questions are dependant on whether it is a STR or LTR.

Yes the market is still showing strong appreciation. 

Weather is only a wirry if its extreme and a potential threat in your area to help you determine if you should include an additional insurance policy.

It's a crazy market right now, most places worth doing STRs you don't have time to fly in and see a property in person, it will be gone by the time you see it.  Some are so crazy even having an inspection period/contingency will make your offer non-competitive, but I'm not a fan of skipping those.

Anyway it sounds like you're on the right track.  Check with your realtor on the state you're looking in.  Most of the best states for STRs you can get out of the deal pretty easily so your approach (get offer accepted, then go see it during inspection period) will work well and is what many of us do.

@Sean Bramble Like everyone has been saying. Find a great agent or someone you have vetted and trust to be your boots on the ground. A great agent who knows the market, has a resourceful network, and invests in the market themselves are important to look for in anyone aiding you with acquisitions for out of state investments. @Peter Bocian A lot of the Historical Districs are begining to be revitalized. I highly recommend you look deeper into what is going on in the historical districts of both Dallas and Fort Worth. I would be happy to show you the area and talk more about specific districts like the Historic Southside of Fort Worth. I can talk to you about some of the work going on and the planned  development projects for these areas.
