If I was in California - I would be doing this exact same thing!

My biggest issue - aside from having a great property manager is getting great referrals from who you use as a turnkey provider.

My mom went to college in Conway and I'm a lender - how is that for qualifications! :-)

I don't understand why this is a big deal with your lender? Are you using a large national firm or a local bank.  I stick with small banks for this reason.

All loans are made for end-purpose.

VERY important - you can take on much more debt if you form a business entity and put the debt in the business name.

Seriously consider this if you are serious about growing your real estate business and don't want to be confined to a personal mortgage.

A lot of great answers - I would just add that if you were bringing deposits I would ask for a lower rate! :-)
