I am studying how to invest in real estate because I truly believe investing in real estate will help me take control of my life and build wealth for me and my family. However, I am in need of someone who has already done what I wish to do and has been where I want to be, a mentor. Unfortunately, I don't have a very clear understanding of where I may he able to find one. Also, what can someone like me offer to a mentor once I do find one? What can I give them that they possibly don't already have. Help anyone??

Hey guys,
I have definitely been doing some research here within NYC. One thing for a fact is that prices out here are HIGH and the market in a lot of the NYC are trending up. I am not quite certain whether if I should start in a market that is relatively high in value. I was thinking more starting with smaller deals and working my way upward. However, from what I see here in NYC, there are no small deals. Which was why I was initially considering going elsewhere in the country.

I am just starting out in real estate investing and I have been doing a lot of research on my market and networking with other people. Recently I got in touch with an agent in my area in NYC and he informed of a couple of things.

I told him I was interested in doing wholesaling since I have no capital and poor credit. He then informed me that the market here in NYC is like no other and it is very condense and extremely competitive. Moreover, he said that most attorneies will not help me assign a contract in NYC because the process takes forever and it can be very troublesome for both the attorney and the investor.

So ultimately, wholesaling property in NYC is not impossible to do, however it is extrememly challenging and can take very long to find opportunities.

Since I have no mentor in an area where competition is intense, I feel that starting out in NYC may not be a good idea.

Nevertheless, I am still very driven to continue searching for opportunity and growth. So I have been contemplating whether if I should relocate to another state where executing wholesaling strategies and assigning property to other investors is more possible. Perhaps Florida.

Can anyone give me some insight to whether that may be a good idea or if there may be another route that I can take? All comments are appreciated.

I am a bit disappointed to hear that there are wholesalers out there that do not understand their market and are offering poor deals to potential investors. This in fact does give an unfair reputation to those other investors who are starting out with wholesaling, me being one of them.

I just started this business a couple days ago and already I am getting so much insight on things that regular books do not mention. I'm grateful that this forum was create, so that way I know exactly what it is that I need to open and close my first deal. I will offer the most accurate numbers as possible and I wont get greedy so I will offer the property at the best discounted price. I will build strong trusting relationships with all my clients and investors.

Thank you guys so much for the helpful advice. I will be honest and say that I was confused on whether if I should have focused more on the business cards, websites and all before going into planning and finding deals. This has definitely given me a clearer goal and idea on where to begin.

James Vermillion I will also take your advice and study a single area of investing, which for me I believe would be wholesaling. I have done some studying on the strategy, however, I will continue studying it until I master it.

Jerry Puckett you have made some interesting points on my website and on how little cash is actually needed to begin in this business. My website will continue to be a working progress and I will hold aside the trappings of my business and focus more on the planning of my strategy.

Jon Holdman I was heavily considering starting with Wholesaling because of the low capital that is actually required to pull it off. You have given me great advice and I will look into those threads on finding sellers and buyers and create a database for both groups. Additionally, I assumed that finding a great deal would be challenging. Since I have not done a single deal yet, due to the fact that I just began my business, just doing minor deals for now will help me build enough confidence to go and transition to larger deals.

I was wondering what are some things that will be necessary to begin your own business within Real Estate Investing. For example, office supplies, phone line, etc.??
