What can I offer to a mentor

I am studying how to invest in real estate because I truly believe investing in real estate will help me take control of my life and build wealth for me and my family. However, I am in need of someone who has already done what I wish to do and has been where I want to be, a mentor. Unfortunately, I don't have a very clear understanding of where I may he able to find one. Also, what can someone like me offer to a mentor once I do find one? What can I give them that they possibly don't already have. Help anyone??
