Hey Juan,
I've seen a number of investors in the Triad building new construction towards Liberty where the new Toyota plant is being constructed. They are bringing over 3,000 jobs and there is currently not enough housing to support that influx of people. Happy to connect you with someone who has done it!

Juan, you could potentially find a lender willing to take some equity in the deal but my suggestion would be if the deal is solid, take it to another developer. Someone with a little more liquidity! They will give you more help than the lender can give you, just speaking from experience and than it will be easier to secure the loan anyways.
If the deal is good, i am sure you can find someone who also develops to go in with you on it.
Hello Joe, I wouldn't mind learning more about it.

Quote from @Victor Delcea:
In Florida you can actually get a GC by transferring in your out of state one plus a little but of paper work/money. Theres definitely opportunities to work with people down here too. Partners might be more willing if the area good. Theres people out here in the rapidly growing Melbourne FL area with land on the out skirts of town that would love to partner with a competent GC and a lender to get a duplex put on it for example. Sometimes you have to create the deals, become experienced in your area, find a empty piece of land, find out what can be approved there, get plans, take them to construction loan lenders as potential projects.
Hello Victor,
Florida is long way down I want to stay in NC only but thank you for the feedback.

Quote from @Scott E.:
There might be a private lender who is willing to do a deal with you and put up a lot of the capital if you are offering your GC services at a discount.
You should start connecting with as many local developers, general contractors, and new construction agents as you can. Find out who the private money guys/gals are in town. Then sit down and have a conversation with them about your proposed partnership.
I will take that advice, thank you!

Hello everyone, I'm looking to connect or maybe partnered with a lender to help me through the process of constructing residential homes or four town homes. My background is construction management and sales, I don't have much cash on hand, but I do hold a GC license for state of North Carolina. Any advice you can give would be appreciated or if have an interest working together feel free to reach out to me- thanks.

Hello, it seems to me it is getting harder to find profitable fix and flips project in the Triad Area in NC. I did my first flip early this year and it went extremely well but now it's harder to find reasonable projects, so I am considering of going out to construct residential homes. Has anyone considered doing this? If you have or would like to connect feel free to reach out to me. By the way, I have a GC license and my background is construction.
Any suggestions would be appreciated.
