Yes I have an attorney.
My wife and I have no kids. No property together. We’re just getting divorced and going out separate ways. She doesn’t even know I’m trying to buy a house either.

Yes I’m buying with a loan.
And so yea I have a lender and a realtor.
And I’m in Illinois no I believe that they would force me to put my wife name in something.
My divorce court date is on the nov 14th and closing on the 15th though. They probably will want a divorce decree maybe right? And I wonder if they give me the decree on the divorce day at court or do I have to wait some days for it. You think that might cause some problems. Also no I don’t want her to have any ownership of the house.

I’m in the process of buying a house.
My closing date is Nov. 15th
BUT my divorce date is Nov. 14th
Should I push back my closing date?
Do I need proof of divorce?
What else do I need to know, I have very little knowledge on all this

IM TRYING TO BUY MY FIRST HOME.
I WILL PROBABLY USE A FHA BECAUSE
I got $4000 in my savings.
THE LENDERS NORMALY WANT YOU TO HAVE 3.5% OF THE LOAN TO BUY A HOUSE IN YOUR SAVINGS CORRECT?
Do I actually need to have this money in the bank because i will use it or you don’t really need it?

hello everybody I just recently heard on the podcast that a good amount of money to charge for rent 2% of the purchase price to be able to cashflow pretty good. Example a 100,000 house rented for 2,000 a month, in my opinion I don't think I could rent a 100k for 2k. Or am I'm looking for a higher end home to be able to do that? Can anybody share a little light on this?

Does anybody know if $350 is a good price for an inspection? I live in Joliet Illinois. (Near Chicago) but do inspection prices vary by state, size of house, or just the inspector?
