Post: Flip opportunities in Queens or Brooklyn

Hey @Yi Zhao ! There are several opportunities throughout Queens and Brooklyn. Right now most of the house flippers/developers I work with are focusing on Jamaica, Ozone Park, Cypress Hills, and East NY. That being said they are buying deals at 65%-70% of market value. Fully Renovated Legal 2 family homes in these areas range from $650-$750k so that would mean your acquisition cost to make a decent profit should be around $425-$485,000.

Right now if you have $500k cash to play with you are find to acquire a deal but will need additional funds for repairs, expenditures, and closing costs. There is never a bad time to flip real estate and make a profit, it will always come down to how low you can acquire the deal for.  The best investors flip in good, bad, and average markets.

Send me a message if you would like to chat more !

Hey Eric that's awesome news and congrats on doing your first deal !!! All I can tell you is that what you are feeling is extremely normal. By stepping outside of your comfort zone and doing something you've never done before it is natural to feel nervous or overwhelmed. Keep remembering that if the numbers made sense from the beginning then you are in a good position moving forward. By doing this first deal you are way ahead of the crowd who never took action.

After closing make sure you pre-screen tenants to your greatest extent and learn about what is needed to properly manage your investment. This is the first of many man way to go !

Hey @Isai Turcios the price will differ based on location and property. If you want an exact estimate the person you would want to contact is an Architect. Along with getting a new c/o there will be filing fees involved with the DOB and any possible permits the contractor may have to pull. Good luck with the conversion !
