I wouldn’t keep hoarder tenant. If a true hoarder that isn’t something that generally resolves and will likely result in multiple problems, hazards for the entire building as time goes on. 

Agree great curb appeal and layout for privacy in a connected residence. Would like to hear more particulars on the deal and your rent projections.

@John Underwood has it right I think. With the theme parks being so expensive, people who want to go will be looking for a decent deal on a place to stay.

It is a bonus if it is in a resort type area with other amenities the could be appealing.

Thanks, I'll post some pics on a few of the places for sale. The one I had the screen shot of is listed for $59k.

 What is the lot rent like on something like that? There are mobile home parks near the beach where one of my properties is located. I was surprised to learn some of the lot rents are in the $1,400 mo range.

I'm at the age now where i would pay cash for a water front condo and do STR with material participation.

If they weren't done to the specifications of signed addendum they will have to correct but unfortunately I don't think that allows you to back out of the deal. 

I bought one I thought was just kind of ugly and outdated. After closing I discovered the wastepipe between house and sidewalk was broken which was expensive and there was frequent work necessary over the next few years. It was in a desirable area so remained occupied but was costly and a pain in the early days. Now that I have more capital I tend to replace things proactively before they actually break on Christmas eve at 11pm. 

I never did inspections either and unfortunately my last long term tenant vacate was rough. I was planning to renovate after they left anyway so it was frustrating but not a huge deal. Maybe ask the tenant if you can come take pictures to prep for advertising for rent? Their response may clue you in on what lies ahead.

Did they do all the repairs you originally requested after home inspection?

You are probably right but if she's in a less than affluent area of town putting $8,000 into counter and backsplash is likely not a good investment. 

I was thinking more like 2,000 total for quartz counters and a nice backsplash.

Yeah my number was on the high end and retail. If you are able to get quartz counters and a slab backsplash for $2,000 that would be a no brainer.

Thanks guys, yeah not gonna do it. I was surprised when he pushed back on my request to do 50% with contract 25% at 1/2 way point and 25% at the end. I haven't done a full reno since 2021 and this is a new market so wasn't sure if I was being unrealistic.
