That's a good idea, but is there any insurer that provides coverage for this type of issue?

It's not an issue at the moment, but I can potentially see it being an issue in the future.

Has anyone found any type of sewer backup insurance coverage for rental properties? I live Wisconsin and my insurance does not provide this type of coverage. There have been properties that have had issues with their sewers backing up and having to get the line repaired. I want to be prepared in case I have a similar situation. This repair could be very costly if I don't find some type or insurance to cover it under. Thanks!

There isn't a bankruptcy at the moment, but the question was in case of bankruptcy, what can we do to protect the properties now, in case something happens in the future?

What is a good way to protect your assets in case of a bankruptcy? I own several properties, some in my personal name and some in my LLC. Some of them are free and clear with no mortgage and several still have a mortgage on them. What is the best way to protect them from being taken away? Would it be a trust? Or something similar to that?

Does anyone know of any credit union or bank that will do a line of credit on home owner occupied property that has 3 units? I live in one of them and rent out the other two units. Everyone I call tells me that they can only do a HELOC on a duplex. Is there anyone that will do a 3 unit?
