I got this property in Birmingham,AL last year in October from a whole seller.  He introduced me a contractor Darryl.  Darryl gave me the estimate for $15,000 to remodel kitchen, bathroom, paint and sand floors, clean yard...He said all it takes 6 weeks.

Santa Clara, Sunnyvale, Cupertino housing markets are still very hot.  Number of offers received are less than before, but most of them are still above asking price with no contignency.  July month is a little bit slow, but starting last week, we see more activities.  IMO, at least for the rest of year, RE market is still hot here.
