Thanks for the response, Jim. We're just starting to look in Pueblo after long-time Denver investors and then Springs in the last 3 years. I like that 1-beds are uncomplicated and seemingly easy to rent. Not sure people stay that long though and we all know turnover is expensive. Btw, what do you see as positives in Pueblo's economic outlook?

I'm looking for opinions on 1-beds in a 4- or 6-plex as an investment. This is in the Pueblo market, but curious about it in general. Having only owned 2- or 3-beds, wondering if 1-beds are harder to rent? Do renters tend to stay or turn over quickly? Is it difficult to sell this type of investment in the future? We've never owned multi-family either, so also curious how appreciation works on this type of investment compared to single-family in an appreciating market.

I got my license for a number of reasons, but a big one was for the tools and commissions saved on buying/selling personal investments.
