Yes the application and credit check came in almost instantly. I can’t believe the time it took for the background check. I’ll use them for apps and tent collection and maybe do a background check elsewhere.

I used cozy for my rental applications and background checks. I just got a notification that one of my Potential tenants background check just came back- 25 days after they applied! Is this time frame normal for cozy? This timeline seems crazy to me. Has anyone else had this issue with cozy?

I love sect 8. Vet your tenants like you would any others. They can’t be denied of low income since their voucher is considered “income” to fulfill the rental requirements. You can vet based on credit scores (sect 8 are always low Anyway ) and references. The check comes the first week of the month so the money is always there from sect 8. The tenants portion can be another story since I’ve heard the tales also. I’ve had good luck though.

I have either tried to book a bunch of showings during a window of time or I have left the unit unlocked in the morning for them to go through on their own.

My tenants wouldn’t care about those items sadly. Some with small kids are interested in my lead free certification. This is important for healthy living for families.
