Just do a quitclaim after you close to put it in both your names. It’s not a big deal.

Congrats on your future real estate career! I would suggest that you get a full time w-2 Job and do real estate on the side. Save every dime you get. Mortgage companies needs to see consistent income in order to lend funds. I’m a realtor/ investor and full time teacher.

HUD has predetermine sect 8 rents according to zip codes. Find out how much the sect 8 max would be for the unit and that will give you an idea of what they will pay. The tenant will most likely have to pay a portion of it.

I took a Robyn Thompson course over 10 years ago when I was completely green. She taught Than and Paul how to flip homes (fortune builders). I have flipped once home and will be closing on my 6th investment property in 2 weeks. My path is different from what she taught and I felt that her course gave me the groundwork to build my business. I’ve never phoned her/contacted her as my business is what I had to create after taking the course. I say that if it’s something that I treats you enough to hit the ground running then it’s worth it. If your expecting you pocket to grow bigger by not doing your own work then it’s a waste of time and money. It’s what you make it. I’m a single mother and full time teacher who has done it all in her own. I’ve never partnered on deals since I’m greedy and stubborn. I can’t say that it was a waste for me. Good luck.

If it hangs over onto your yard then you are responsible for the overhanging part- not the tree itself. At least that’s the case where I’m from. This is not legal advice- btw.
