I live in Kern County, CA and was about to start investing in real estate especially because of how central this county is and all the expected growth, but this new law AB 1482 establishes rent control and just cause restrictions on removing tenants. Should I still get 1 or 2 rentals to get my feet wet before going out of state, I've also considered buying nice vacation homes by lakes, beach etc. and Air BNB instead. What would you do?

Hello fellow investors I hope you enjoyed your Independence Day Celebrations!
I have a few questions and would like to hear from you:
1. What website/software is best/recommended for calculating rents? Is rentometer pro worth the money?
What local property manager would you recommend?
2. I would like to meet an insurance agent that specializes in rental properties and has some of his own. I want to make sure that my properties have sufficient coverage and I would like for him/her to be able to give me quotes from different companies.
3. Private lenders that are newbie friendly and are interested in BRRRR. On the same token a loan officer at a local bank with investment expertise.
4. Any local professional and trustworthy inspectors, contractors and/or handyman that won't break the bank.

Greetings, Long story short I'm currently renting an apartment, but I'm looking for a property to move into, but to also rent out in 1 year, and continue to build my real estate business. I am familiar with 203K loans, house hacking, and/or buying a regular home. I'm having trouble finding properties in my area (Bakersfield, CA) there's currently too many buyers and not enough sellers. How can I find wholesalers in my area, besides a random Google search? Any pointers or best route to take? Are manufactured homes a good idea for a first house?
