I am a Bay Area resident who is solely an out of state investor. All of these comments are on point here. You need to narrow down your Market, build a solid team, fly down see the area, and do your due diligence.
If I can recommend something, I'd say analyze over 100 properties from all over so that you get a sense of how the numbers work in all different markets and keep educating yourself.
If you like to read, I recommend reading David's book "long distance real estate investing"

I did alot of research, probably analyzed over 100 properties in the area, flew down, put together a great team, Walked about 20 homes before deciding on the winner. A year later, refinanced and pulled out all of my investment and she still sits cashflow positive $50 after all expenses including maintenance and capX.
Long story short, take your time, do your homework and you should be just fine. There is money to be made in every market. For me, I focus on A/B/C neighborhoods. I do not purchase D/F

I wish someone told me to save and invest my money when I was 21 and to reinvest your profits and not spending them. I would be 11 years ahead of where I'm at now hahah.

Good evening Morgan, I have each one of my rentals in it's own LLC that all report to a holding LLC that owns the rental LLCs. I just own the holding company.
This was the best play for my situation. I also have an umbrella insurance policy in the event that both corporate veils get pierced.
There are lots of ways to go about with asset protection. Best is to meet with your lawyer for their consult.

Good evening Maurice,
I love your ambition boss keep it up but please be open to the opinions of others on here as they're giving you exactly what you asked for and these are all good people. Casey is an awesome PM in the Vegas market.
Vegas is a tough market, remember it was hit very hard the last crash we had because of super inflated prices. Currently, in my own opinion of course Vegas is again super inflated.
The best play in Vegas right now when I crunch my own numbers is SFR and Condo in good A/B/C areas. If you will truly buy and hold, these investments will pay off over time with better quality tenants and a better overall ROI.
4-plexes are amazing provided they're in the right areas. The cash flow is great but keep in mind, your turnover rate will he very high and turnovers are very expensive and common when investing in MFH as it's part of the game. Not to mention complaints from tenants about their neighbors since essentially there are 4 families in 1 Converted SFR.
I own both 4-plexes and SFRs and although my MFH has great cash flow (whenever 100% occupied) my SFR have a better overall ROI and tenants typically stay longer in SFR and tend to take better care of the property.
If I may offer any piece of advice, I'd recommend to take your time, learn your market real well, build a solid team, analyze tons of deals to know your numbers and invest with your head and not your heart. Believe me, I've made mistakes and learned as you will do the same. It's part of the game.
