I'm looking for my next deal in Cleveland and was wondering if anyone that has any experience investing in the Cleveland area or anyone that lives in the area would give me some of their opinions on the Shaker Heights Area 44120.
would you classify this area as a C class?
I'm looking for a decent area in Cleveland with an all cash budget of 30-60k. I am very open to hearing from all of you, primarily those invested in the area.
with an all cash purchase, I'm very content with a 9-10% net ROI.
Also looking for a good home Inspector and property management in the area. any and all recommendations would be very much appreciated.

I myself just purchased my first buy and hold early December last year and took care of minor issues and had a rented in place on a nice 14 month lease.
currently hunting for my second one as we speak. I'm targeting Atlanta and Indiana this time. where was your first purchase?

I've analyzed a few properties in that area and the numbers seem to work but I haven't yet committed to it. I'm also considering Plano, TX and it's surrounding cities since a few of our companies here in the Bay Area are heading that way. might be a good opportunity to invest. PM me let's connect!

Hi Andre,
I invest remotely and love it. definitely have to do your due diligence though. I just purchased my first SF rental last November in Michigan and I must have analyzed 100 properties and narrowing down to 25 or to make my trip half way across the US worth it.
Having a good team is the key. I built a small team in Midland, Michigan where I own the home. Went through a couple realtors before finding the one, and a few lenders wouldn't lend to me because I am out of State and they all said out of State has the highest default on loans rate, but I kept trying and looking and found a great guy who took care of me as well as recommended me to my property manager who put a tenant in place within a month of ownership and keep in touch with me on a weekly basis.
Aside from a few small fixes that have arised, I just sit back and collect a very fair 14% cash on cash yearly not to mention the tax advantages. there's no way I could get that kind of return here in California unless you are a multi millionaire already the deals just don't make sense for "income properties"
