oh okay, so that's how they also get "right of redemption" then? And they will do that if they can benefit by taking the property over and selling it? Thanks.

I've read a lot about second mortgages being served as defendants in foreclosures which has confused me because I had thought the people being served in foreclosure cases were the borrowers. Can anyone clear this up for me? Thanks

How do you guys tell, if possible, through a chronology of mortgages, which of them wiped out previous mortgages. Obviously I'm trying to deternine the owner's estimated current balance and this kinda gets in the way. Any tips? I'm in Lee county, Fl if that helps anyone nearby.

I'm compiling my own list of properties with equity, along with others, and going through the property data base online you find a lot of trusts and llc's holding Co.'s. I know to avoid banks and I believe I've read to avoid trusts and/or llc's but didn't. I'm wondering  if any of these could be "tired landlords". My criteria are equity which are either distressed and/or absentee owner. Who do you market to or exclude?

I think I just found a way to check for duplicates of multiple columns but any input would be good to read

...how do you check for duplicate addresses?

I had been conveniently recording my addresses into one cell in excel, with which I could easily check for duplicates. Now that I've just decided to use mail merge to save some time creating mailers, I have to break my addresses up into street, city, state and zip. I've never set up a duplicate check across groups of cells. 

What do any of you who have this setup do to check for duplicates? Thanks

Would it be where the "estate" is located or the deceased person? I ask this because sometimes I'll find a case that like most doesn't mention any real estate in the estate and an obituary on the deceased reveals they live outside the county of the probate.  Thanks

If you approach a bank beforehand and say 'so either you allow me to take over his/her payments or you deal with a big mess. It's your choice tough guy.' what would their response be? Would they offer something in writing or say 'ya know we can't guarantee anything but you should be okay if you just keep paying on time'
