I'm getting started with wholesaling and plan to transition into buying rental properties as I get funds from wholesaling. I just learned that in order to get a loan to buy rental property, I need two years of tax return history.

I've been in school and wasn't working, so I don't have a tax return history. Am I going to be forced to wholesale for two years before I'll be able to buy my first property?

What are good ways to network with people in your local area online?

Bigger Pockets is a great resource, but there are very few active users from my area. What other resources are there besides meetup.com and linkedin?

I'm also having problems with the @mentions. Using the example above, I use to be able to type part of a person's name like @Josh, and get a drop down window for people who have posted in the thread, so @Joshua Dorkin would be an option. But now the drop down window is giving me every name that starts with Josh instead of first checking for people that have commented in the thread.

How should I create an email address for my wholesaling business? I've looked at simple things like using my name such as '[email protected]' and '[email protected]' but they don't look right.

Should I just make something up that sounds good, or would it be a good idea to create a business and use that name for the email address as well as having the added benefit of already having an official business in place for the future?

I hadn't even thought about that. Definitely makes sense and I'll make sure I find out what the people on my buyers list would be willing to pay. Once I actually get a buyers list.

So I should base my fee off of how good of a deal it is instead of having a flat rate?
