Sorry Darren. I meant to say that you operate out of north jersey. Close to where I live in upper Manhattan. Not that you work with sub30. I definitely will take your points in to consideration. Quality of life is one of the reasons I'm pursuing REI to begin with. Lol

It seems like there isn't an abundance of investors on BP operating in the ny metro area.  And no podcast guests from NYC either. It would be awesome to find someone with experience investing within 30 mins- 1hr from upper Manhattan. Do you guys know anyone? I'd be willing to work to compensate for their time/perspective. I'm also  happy to treat them to lunch!

Congratulations Michael!

I'm just not familiar with Yonkers or true market rents for that area. I'm most interested to something bordering north riverdale. As I would be house hacking my first piece of real estate (with FHA) and I work in midtown.

Any insight would be valuable though. Thanks again Michael!

Wow! You guys are awesome, thanks so much for your input! This is my first time participating on the BP forums and I'm encouraged by this response. I am definitely a newbie. I'm living in the Washington heights/inwood area(very very high prices due to gentrification). So I was considering house hacking a 7bdrm triplex about 15 mins north of me in Yonkers for 399k. Using FHA. Potential rental income of 4K with me in the 1 bdrm unit with my wife. 5000-5300 income if we didn't occupy a unit. Then considering sub30k for future investment in New Jersey. Which I believe is Darren Sager territory across the bridge. Am I crazy? Lol

I'd love that document as well! Would you be willing to email me an example?

My thoughts exactly! I'm just getting in to the beginning stages of planning to house hack/live-in landlord in the Bronx by next year. I'm hoping to work with 2-4 unit family properties. I'm finding a lot of property on Trulia. I'm now investigating the MLS. Most asking prices are far off from being cash flow properties. Anybody have any insight?
