We have a 1 bed, 1 bath apartment that only has a bathtub, instead of a bath/shower.

We're looking for clever ways to advertise for this unit, in order to get it filled up.

We are going to be sending a 3 day notice to pay or vacate to one of our tenants through certified mail. 

Do the 3 days have to be 3 business days or can it be any 3 days of the week?

How much of a notice do I need to give my tenant when offering them a lease renewal, along with a rent increase in Montana?

Their 12 month lease is up and is currently month to month.

We are aware our tenant has a cat. We have seen it multiple times when we are in the unit for maintenance purposes. Our office has reached out to them letting them know how much our pet fee is and that we need some information on their pet. They have not responded to any of our efforts to contact them concerning this matter. What is the best way to go about getting payment for the pet or having the pet taken away if they refuse to pay?

Rent is past due.

They are not responding to calls or emails.

We received an email from from the tenants boss saying that she was busted for drugs and her job hasn't heard from her in weeks.

This tenant paid rent on time last month.

What can we do about this?
