Tenant may be in jail.
Can I give a tenant a 3 day notice to pay or vacate in MT?
Rent is past due.
They are not responding to calls or emails.
We received an email from from the tenants boss saying that she was busted for drugs and her job hasn't heard from her in weeks.
This tenant paid rent on time last month.
What can we do about this?

For future reference, my lease agreement requires Tenant to provide me with at least one "emergency contact" that they authorize to act on their behalf in case of death, incarceration, or incapacitation. It's probably saved my bacon a dozen times. I also ask tenants to update this each year at renewal time.
