Yes, you want to look for qualified wholesalers who are looking forward to building a relationship and can help you source deals that fit your criteria. The most thing to remember is to not pocket watch as that turns away a lot of really good wholesalers. They swallow marketing costs so you can have quality deals.
In the Lehigh Valley Pennsylvania, I have a strong recommendation for Popoola Properties and ReiMba the best in the Lehigh Valley, Tell them Femi sent you and join their buyers list
I'm finding for the most part that folks are telling me to avoid finding deals on the MLS in this market and to work with a wholesaler. Anyone use wholesalers in the Lehigh valley area specifically?
@Tayyab Chaudhry Same boat here haha. No one seems willing to budge and I'm not really wanting to up my budget on some of these due to cash flow. Looks like I'll just sit tight...may look at partnering up on a multi-unit or something to be able to leverage more cash but we'll see!

I missed this one, any idea when the next will be held? I am just jumping in to REI and looking to meet folks in the industry/perhaps partner up, etc!
@Tayyab Chaudhry have you had any luck? I am currently seeking my first property around the Allentown/Bethlehem area and have found some that caught my eye but at these prices, I feel like I may just wait it out a few months with the Fed announcing the next rate hike. I know the time in market beats timing market but these sellers still aren't budging. Even if they've been sitting for months.
Yep, this is the perspective I needed, thank you. Now to find a partner....
Very insightful response, thanks!
I am currently looking at buying my first property - buy and hold rentals, SFH. My question is, how many of you use partners to reduce costs, especially when starting out? It's appealing to me to get off the ground and be able to acquire more properties more quickly, granted profits would be halved as well...
