My wife and I are making offers, working on our way towards purchasing a lake house on either Lake Hartwell or Lake Keowee.
BiggerPockets has taught me so much about real estate, figured I’d tap into the creative minds here and see if anybody had any information.
I’m looking for a property manager in the area that also deals with short term rentals such as AirBnB and VRBO.
Any leads, or info, or anything in that particular area would be a great jumping off point for me to make some phone calls and what not.

Awesome! I had made a list last year from the kind people on BP...I called around 12 banks, found the 3 with the most competitive rates...lost the list and all my info in a house move...

Hey Ron!
I live in Charlston, have a handful of rentals, and try to stay busy with flips.
Flips right now are becoming harder to find, at least for me (if anybody is listening, don’t be afraid to reach out to me to chat), but some areas you could try may be James Island, Mt Pleasant, or West Ashley; all 3 areas offer higher price points which may allow more wiggle room when you land a deal.
I have a question for you, do you work in any decent cash flow markets in your area where you sell real estate? I’m thinking about getting into a new market for that side of my portfolio. Feel free to PM me with any thoughts.

My wife got me the book “Who Not How” which was featured on a recent BiggerPockets podcast (Episode 423). I’m a fan of books that get mentioned on BP, go figure...
Anybody get anything epic they are excited to use or implement?

Advice: Network with other investors; you're going to need a buyers list for when you land your first deal!
Advice: Try searching, and joining, your local Facebook Groups dedicated to Real Estate, I'm sure they exist, and if they don't, start one!
Advice: Study, read, learn: educate yourself on local laws, real estate in general, and figure out what an actual "deal" looks like! Just because you get a house under contract doesn't make it a "deal"
Advice: Search for Win Win Solutions; the people you are looking for usually need "help" in one way or another. Actually try and help them solve their problems

My suggestion would be to call around local banks, ask other investors in your area, and keep trying until you find your solution...it is out there!
Some Hard-Money lenders have access to different products. My lender offers a 30-year fixed loan with zero seasoning requirements; the interest rate is at least 1 full point higher than a traditional Freddie/Fannie loan so I haven't used that product yet as I am only at 5 properties so far. I believe some smaller, local, banks can possible help you out if any of them are Portfolio Lenders (meaning they keep the loan in house and can get more creative with the deals they look at).

Score! I am currently looking for my first Multi-family; I have completed 5 single family BRRRR's and am looking to take it to the next (quantitative) level! I love the idea of the House-Hack, but my wife and 2 kids think otherwise!
