Hi @Brec Bassinger my wife and I have a STR in Blue Ridge that we manage ourselves. We've never used a property manager, so can't really speak on whether any are good/bad, but if you would like to have a conversation, we would absolutely be open to doing so.

@Ken Boone thank you so much for your thorough explanation of your experience with this process. My wife has spoken to VRBO a couple times, and seems to get different information each time she calls them. A lot of what you’re saying, she’s also found to be true, so getting some consistency is a good feeling.

My wife and I are buying a house that has been on VRBO for several years, has a solid rental history, great reviews built up, etc., and we’re trying to work with the seller and the folks at VRBO to transition their account (and bookings) over to us, as we close on the house this coming Friday. This hasn’t proven to be the easiest process. Has anyone encountered this issue before or have any advice on how to best facilitate the transfer? Any help is very much appreciated!

How often is it that you’re told a property comes with no disclosure and is sold as is? My fiancé and I are currently looking at a quadplex in Atlanta, the numbers work for the property to cash flow, and all 4 units are currently rented, but we were a bit worried when the real estate agent told us that it came with no disclosure. Thoughts? Is this common? What questions could we ask to cover our bases if in fact we aren’t able to get a disclosure? What would be the reason the seller wouldn’t provide a disclosure?

My fiancé and I are currently renting two properties with one being our guest house located behind our primary residence. We are wondering if our debt to income ratio is something to worry about when looking to purchase more properties? Is it true that most banks don’t consider rental income until it has been rented for over 2 years?
