Good morning fellow BP'ers, especially those in the Columbus, Ohio Area
I am in search of places to discover potential properties that I could refer clients to for investment purposes. I am building a network to provide clients with tools to find properties, hopefully before the hit the MLS as it seems things are often gone before I can get my hands on them.
I have run across a few auction sites, and of course the county foreclosure searches. Is their anything else out their that I may be missing? I hear Coree is a good one as well. Just trying to ensure I am not leaving any stone untouched.

Welcome to BP Jennifer! Looks like you are receiving a lot of great information from others. Make sure you are using quality vendors for your flips. The old adage "you get what you pay for" could end up hurting you if you are searching for cheap repairs. Also, ensure you are working with someone who knows the Columbus Market well, it will help you on picking the right property the first time and ensure a quicker turn around on the resale!

One quick tip, investment property that has Columbus schools but a good school district is always desired, It will save you as an investor and save you some money on yearly taxes. It seems to be desirable when its time to sell your property for the same reason.
Of course the bottom line comes down to price, you will be in a higher purchase bracket than a Linden, Franklinton etc. But you will have much better luck on the back end when its time to sell the property.
ie. Columbus City, Dublin Schools, etc.

Best of luck Jamir! It certainly sounds like your on the right track. One word of advice if your deal closes. If you run into maintenance needs ensure you do a lot of research on good vendors. The old adage "you get what you pay for" comes to mind. From reading the thread you seem very eager to get going, which is awesome. Just be mindful and be sure to calculate your every move. It doesn't take much to get yourself into trouble on a rental property.

I think having a good property manager is key, we all want to do it ourselves, I have found that just having 3 rental properties can totally consume you. Maintenance, rent collection, more rent collection, inspections, turn over, utility transfers, emergency, theft, late night calls just to say hello! etc. It can get out of hand very quickly. I always suggest to do your own research and explore property management companies, while their are many out there only a few offer great service at a great value. It can be a hard decision, but most long term investors (as opposed to flippers) never look back once they find someone they like. At that point it becomes a sit back a wait on your check kind of life. With that being said, their are many companies out their who sell you a great package but can't/won't deliver. So be cautious.

I've been reading several posts on folks buying investment properties in various cities. I am amazed at how much money some of you have to put into these places (just to buy the property, not to mention rehab cost, vacancy loss, etc.) While it is a sellers market in most areas, it seems that Columbus has great value to offer, even with inventory a bit on the low side. We specialize in property for the investor and we are feeling the up swing in business. To me it seems like building a portfolio in a market such as this would prove to be more worth while in the end? Thoughts?
