Hi @Brian Cauldwell,

They are 50/50. Just stacked on top of each other. It has SFR behind it and and another comp just sold 2 doors away. I am just looking to convert office space to 2 more residential units. I do have experience converting spaces into multiple units.

Is there any lenders known for a building that is office on ground floor and 2 residential units upstairs? I want to convert the office into 2 more units. The city does not require a special use permit since there is already existing residential, the hang up is on the lender side. I currently have 20+ doors, so I am somewhat experienced and all of our properties are value added.

Any direction would be greatly appreciated!

Hi All!

I am looking at a property that is a 10 bedroom house that was previously used as a senior care facility.  The owners have retired so all of the licenses are no longer valid.  I have a few friends in the social service sectors and have got information on other programs to use county & state funds to offer housing vouchers.  Leases would be guaranteed by agencies.

If there are any PML that may be interested in this please feel to reach out.  I am a local investor who has 15 units in the area and my kids go to school down the street.

Thank you for any help!

Justin
