@Amber Tippett Awesome if you have your dad in the business. I do property management & real estate whi h gives an advantage for sure. But really now almost everything can be done mobile/out of the area. Collect rent online,find contractors and just about anything. My family has had a house at the river in needles, ca for the last 25 years and while there I noticed cheap properties. Soon as they announced the marajuanna business was coming to town I jumped in with my first brrrr. Bought for 85K in a nice area of town, rehabbed, refi with now almost 500/mo cash flow. For you it might be good to look for a cash flowing area by your dad! Good lucky!

Feel free to pm me your info! I manage 250+ properties in LB (many duplex) and sometimes owners are ready to sell. If possible look near CSULB because the students will pay a premium in rent. We have a 8 unit building that was renting at $1050-$1200 but now $1750 to students.

Check out in Apple valley and the surrounding desert areas. We have one LB investor client who now only invests in the Apple Valley area and is doing very well (on about his 10th buy and hold now). The tenants there are pretty bad but we are just patient and screen very well for him. Many that work in socal are willing to drive there since it is affordable living. Worth looking into!
