Post: getting that first deal

I'm currently looking for that first fix and flip deal.  I have done 1 whole sale thus far this year but I'm looking for a reasonable flip as to gain capital more quickly as to open a door or two that would allow me to access multiple properties at once or to expand my range to a higher valued flip.  If you have any advice or leads it would all be greatly appreciated.  Thanks in advance!

I think my question was mis understood. How long do I have to own a property before it can be used as its own source of income? I'm looking at purchasing a rental while living in my primary. However, in a couple years I want to turn my primary into a rental and purchase another primary. I won't have enough available credit to do so with 2 mortgages in my name. I want to know how lucky my I have to hold them til I can use them as their own credited entity.

how long must you own a property and show it as a self sustaining asset before you can transfer everything into n accredited business name?

I am looking to start a rental portfolio in the Ames and Des Moines Iowa areas. I'm looking at single and multi family housing. Potentially I would entertain commercial as in a 16 pled or smaller. If there is another like minded individual in the area or someone with advice in general I look forward to hearing it.
