I have a fire stick but have my personal YouTube tv account set up right now.  We haven’t had a guest yet, what do you recommend for a tv provider if any or just let them use free tv apps and login to their own accounts?  Thank you in advance!

It does have reduced headroom but there is room for a bed.  I think we’re gonna just stick with the sofa bed.

Quote from @Bruce Woodruff:

Some people are just all about the 'heads-in-beds' thing and cram as many beds in their houses as will fit. It's more wear, more cleaning and a bigger chance for parties. So if that's your goal and are ok with the added wear and risk, then it's fine, just charge more for the extra costs you will incur.

I've always taken the other approach, which is more sensible IMO. I want people to feel like they're walking into their own house, not some frat house with beds in every corner..... Just my $0.02.

This is what I’m thinking.  The loft with the sofa bed would be great for kids, so a couple families could rent it and have plenty of room.  But not so many beds that would encourage huge parties of people or parties in general.

We have a 2 bedroom house with a loft that can function as a third bedroom.  We have a king in biggest bedroom, queen in other bedroom and a sleeper sofa in the loft as of now.  We are wondering if we should put another bed in the loft (queen).

We can obviously boost our capacity by adding the other bed, but when is it too many beds and too many people for occupancy sake.  Obviously we don’t want to have large crowds and parties and I’m thinking having that many beds may encourage that. What are your thoughts?

I know this has been answered, but we just purchased a home that we are going to use as an airbnb.  There is already a nest doorbell and smoke detector.  I would also like to get one of those devices to monitor for smoke and noise (not sure what to get for this either)

What recommendations do you have for a deadbolt keypad that I can change out the code for each new guest?

Thank you in advance for your input!

I have looked at several posts but am curious what chairs you recommend for living room to go along with the couch.

My wife found some mid century modern chairs from Walmart but they were fabric and I’m sure they won’t hold up.  Leather is expensive but may be more durable. What is the happy medium of price, durability, and style. Any recommendations or ideas?

I have to give a shout out to Bigger Pockets! I am a regular listener to the Bigger Pockets podcasts when I am doing chores around my house and my STR property. A few months ago, I was listening to a podcast (I think it was one of David Green's, but I don't remember which one.) He had a female CPA on who talked about the benefits of an STR Loophole for those of us who have W2 income as a way to take deductions that are normally not permissable when the tax payer makes a certain amount of income. I had a huge amount of expenses in 2022- pool, new windows and doors, that I was unable to use as deductions because of my W2 income.

After hearing about this STR Loophole, I reached out to my tax preparer to see if she was aware of this. She was not. She contacted the IRS to learn more. She just amended my 2022 taxes and I am getting a very large 5 figure refund from the IRS. I have another reason to thank Bigger Pockets for my financial well being.

I have watched several videos on this.  A few questions…besides bonus depreciation, what are other big write offs using this rule.  I’m purchasing a home worth $200k-want to maximize this.  Next question, if you use these write offs to minimize your taxable income, can this hinder your ability to purchase other properties due to showing no income on your taxes?

Justin,

Work with an OFFICIAL Airbnb SuperHost Ambassador.  (beware of private consultants that you have to pay.)  Airbnb started this program over 3 years ago.  Airbnb pays vetted, established Hosts with years of successful experience to act as consultants to new Hosts.  The Ambassador will work with the new Host from starting their page set-up, all the way to their first booking.  When the new Host completes their first booking, the relationship ends and the Ambassador is paid, as an independent contractor, by Airbnb (with no cost to new Host).

I've worked with over 500+ new Hosts and I'm happy to help you.  Click the Airbnb link and we're connected.  No obligation, but lots of free advice and guidance.  You will have up to one year to finish your Listing and get a booking before the connection expires.

Here's some information from Airbnb about this program: https://www.airbnb.com/ambassadors

Look forward to helping you,
Mike

 Wow, what a great program!

Yes.  The reason we are buying it is for my mom and dad to have a place of their own to stay.  We are uncertain how much that will be at least initially. We would like it to generate some revenue to offset our costs or at least lessen them.  Heck, if it made a profit that would be a home run, but we aren’t counting on that.
