If you caught a tenant smoking, how would you handle it? Is a $500 fee added to the rent that month to harsh?

I’m in the process of buying my first rental property and I don’t want to rent to smokers. It’s a personal decision but I don’t want to it harder to rent out my property. What do yal think?

I checked and I’m not allowed to take out a loan or hardship withdrawal even if it’s to purchase a home
