A little late here, but... Ive looked for info on this topic as well, but the problem is that everyone uses different numbers in their analysis. Someone may claim a 20% return, but they don't have a CapEx adder or vacancy allowance. You really need to ask people to provide all of their assumptions along with the return %, otherwise you may go chasing unreasonable returns and never get started.

I know that people will ready old threads from time to time...  I had good luck with US Bank recently.  20% down and 25 year amortization on commercial property.

Hi, I'm looking into the city of Lansing, Michigan for SF and Multi Family rentals, and would like to know which neighborhoods/areas have a good return but with well kept houses with low crime.  I understand Lansing is split into 4 areas, North, South, West and East (I guess a South Central as well).  Is there one better suited than others?

I know it's late, but for me, if I saw something that said, "Increase your rent per door by $30/month for next to nothing", I would pay attention.

Quick update, I went down the Commercial Loan path with Portage Community Bank who does have commercial loan products for multi families as well as single family rental bundling, but was VERY disappointed.  Their guidelines are more strict than Fannie Mae/Freddie Mac loans.  I am continuing my search...

Hello All,

I have 6 SFRs in NE Ohio, specifically Cuyahoga Falls and Stow.  I'm looking to bundle them under a commercial blanket loan to get the mortgage counter back to zero for future purchases.  I always hear that I need to work with a local bank that would consider this loan as part of their portfolio, but I have yet to find a local bank interested in this type of deal.  I would VERY much appreciate if anyone could provide specific names of banks they already have experience working with for these types of loans (I know about B2R and First Key, etc - but would prefer local Ohio banks if possible).  Thanks in advance for your help!
