I did one not that long ago in NC. House already had 200A service. Ran me about $1,500 materials and labor.

I suspect that many Realtors have chosen option number #2 to get to the finish line.

Why would you pay for copper? PEX is much less expensive and is easier to work with. It also stands up a lot better to cold weather.....

I would be very skeptical if I were you. Its likely that the land has serious issues that would make development prohibitively expensive to impossible. Off the bat I would be looking for the existence of wetlands and determine what the land is zoned for.

We just had a Super Walmart open in our town. 5 acres across the street is listed for $1M....

Environmental and traffic considerations are huge when it comes to commercial real estate.

@Dustin Mathenia - I already own the land - so that isn't figured into the cost. Last unit I brought in utilized an existing septic tank that was there before I bought the land. MH was about 18k, transport and set-up was around 4k, water tap and line was around 3k. Probably had a bit more into it with the front and rear steps and misc odds and ends. Still well below 30k.

Even if you add in 20-30k for land - it's a pretty good ROI.

@Antonio Jaime - I buy 1-2 year old Mobile Homes and relocate them to land that I already own. I am usually all into them for between $20-25k (moving, permits, septic, water, etc). I rent two out as furnished Short Term Rentals for $1100-$1200/month. Not a bad return, but mine aren't located in parks.....
