@Shane H. - I own land that has a billboard lease with Lamar. I agree with others - why isn't the owner already doing this if it has the potential to gross $15k/month?!? If it sounds too good to be true 😉.

Also - billboards in most areas are crazy regulated. Don't count your chickens before they are hatched.

I would recommend seeking advice from someone who understands rentals in your area. The decision on month-to-month vs 12 months is completely dependent on the market drivers in YOUR area. Also, im just going to go out on a limb and assume that VA and CA landlord tenant law is quite different......

Hey Travis - what is prompting you to want to replace all of the PB pipes? Have you already experienced leaks, or are you trying to address it before it becomes an issue? How many bedrooms and bathrooms are you dealing with? Are you planning on replacing the piping behind the tubs and showers? While 7k sounds like a lot, it may not be far off the mark if they are having to pull shower/tub inserts.

Have you solicited a 2nd or 3rd quote yet? If not - PM me and I can recommend someone that may be able to help.

@David Pere - I agree. You really want investment homes in a bunch of different states? Dealing with multiple PM companies, tax returns in every state with income tax, etc.... No thanks. Economies of scale.

@Jessica Franco - I don't - my knowledge of NC real estate doesn't expand much further that Cumberland and Harnett County. Glad to hear that y'all are happy with the duplex. Best of luck with the move and future investments!

@Nancy Bachety - all six of our STRs are located on a 38 acre farm in Cameron, NC. We are about 15 miles north for Fort Bragg, the largest military installation in the world. We stay nearly 100% occupied throughout the year. All marketing is done through word of mouth, Facebook and Airbnb.

Wow - reading this makes me grateful for the military. It may not be the best health care out there, but the bill is always $0.00 - all day - everyday.
