@Ned J. my thoughts exactly! Appreciate everyone's input. Probably going to go the small claims route. Think it was $45 to file against them. Well worth it. If nothing else its just more experience to put in my back pocket. 

@Isaac S. No tears shed. Place is already fix and rented within a few days. I don't mess around. But do want to cause them some pain that they caused me. 

@Bernardino Graziano have you ever done that before? Do you know the process?

I agree on spending more money. But I have heard some attorneys will pick it up and take a porting or half of anything collected. Didn't know if there was a national company that specialized it and had good systems in place where I could hand them the information and they file it. 

I'm not looking to spend a ton more money but I would spend some. This was not wear and tear like some of the situations you referenced. This was effort to cause as much damage as possible.

I have a couple tenants that have destroyed my units. Obviously, I need to vet them better but as of now what are my options? I have photos showing ton of trash left behind, appliances ruined totaling about $10,000 in damage each. 

Is there an attorney known for dealing with landlords and tenant disputes? I know getting money from them will be a far cry, but I would like to tie them up in some legal dispute to some degree. 

I talked to local Justice of the Peace. I can only file a civil lawsuit if I have their current address which I do not. There must be some option. Please help.

Huge help! You mentioned software a few times. We have signed up at buildium.com and we are working on our website. I appreciate the offer for help as I will definitely take you up on it. 

I own 13 rentals, and I have been searching everywhere for another one. But the real estate market is great right now. And when it is great there are no cheap deals. All the prices in my city have been driven up. I need to find houses for $130,000 and below. But where? 

What have you seen work to find deals? Mail postcards? I buy houses signs on corners? What are the best strategies that have worked for you?

I am getting ready to start a property management company. I have a real estate broker and this is the next logical step to grow my business and my rental portfolio. One of my agents will be running the property management. 

How many properties do you think one person can manage on their own? 50? 100? 200?
