I'm sure others will jump in here soon to give more guidance as to your strategy. Most would probably advise against distributing your 401k if that is what you mean by "liquidating" it. You may want to consider a Solo 401k plan for any retirement assets you have now such as your 401k. The right 401k plan will let you invest directly into real estate as well as other assets and/or borrow funds to use in your investing while still keeping the 401k in tact. There absolutely are tax advantages to having a 401k. You will likely see these advantages going away if you distribute the plan in the form of early distribution penalties and taxes being due on the distributed amount. I think what people (especially RE investors) often mean with a 401k being a "bad investment" is that they feel can make higher returns in real estate than they can in typical 401ks that have very limited asset choices. A 401k isn't really an investment, it's a tax-advantaged savings vehicle. The right 401k will allow you to make better investments that can return more on your money and still offer that tax advantage.
