Weekends are generally difficult for me  depending on what events my wife has going on (we also have a Wedding/Event Rental and Decor Business which she will go decorate for which leaves me in charge of the kids) but if you get a date, time and location together I will see what I can do.  Thanks for the shout out Dave!

Also I do buy and hold and one of the best pieces of advice I've gotten from BP is never buy on hopes of appreciation....cashflow...but I'm thinking longer term (I feel that would still apply to the five year plan though).

I am a big fan of diversification. ...could stop funding 401k and move into real estate or start with small loan against it...Definitely would not go "all in" especially being newer at it but that's just me.

One of the most important things to keep in mind is... will it cash flow?.....meaning after your mortgage plus interest and any expenses you be banking some money...we use at least $200 cash flow as criteria with current interest rates. Second thing is....is it easily rentable (does it sell itself....or can I make it sell it self easily/cheaply?)......if no to either of those then keep looking...but keep in mind you have the right idea but in order to be successful you also need to be patient...don't "bite" on the wrong property just because it fits your price range.
