@Edgar Levin I am always open to co-wholesaling. I operate in most of the same areas that you do. Right now, it sounds like we might be in the same boat though, a lot of buyers and not enough good deals coming through. It sounds like you have a solid buyer's list. I do as well and have been fortunate to be able to move deals very quickly when I get good ones (wish that was more often!). Happy New Year and best of luck going into 2017!

I'm working on a direct mail lead in Elgin (Kane County) where the seller is looking to sell his property while leaving his existing tenant in place. Are there any current or future landlords who might be looking to acquire a property in this area that already has a tenant in place? If so, I would be very interested in better understanding your requirements for purchasing this type of property. We're talking about a 1500 square foot, 4 bed/2 bath single family home with a full basement (unfinished). The current owner is collecting 1800 per month in rent. What kind of discount would a local cash buyer be looking for on this type of property? Any feedback is appreciated.

I am curious to hear what kind of responses you get from buy & hold investors in the area. I also get a decent number of leads in the northwest and western suburbs that don't make sense for the typical fix & flip buyer but might make a lot of sense for a buy & hold investor. The prototypical lead I'm talking about is a nice single family house that could immediately be turned into a rental without doing anything more than paint/carpet in most cases. The seller is motivated and doesn't want to list with a Realtor but also isn't willing to sell at at a 30% discount because they know the house doesn't need any real work and is essentially already move-in ready. They are still motivated, however and may be willing to discount the property for let's say 15-20% off retail for a quick sale. I'm wondering if properties like this (especially in nice areas) would be in the wheelhouse of any local buy & hold investors.
